Saying “I’m the best footballer” is your opinion. Lots of other people recognising what you’ve done is evidence.
Think of it like
A restaurant's own sign says it's the best in town. The queue out of the door says it for them.
02Why it matters
To the people searching
A genuinely helpful, non-salesy answer from a local agent in a real community discussion builds trust before someone has even visited your site. And people shortlist the names they already know.

Look for signs you're real and active, and often ask local forums for recommendations.

Ask on student and community forums which agents to trust, or avoid.
sellers
Look for press, awards and memberships before they call.
landlords
Look for redress scheme and client money protection logos, and a name they recognise.
To Google and Bing
Evidence your own website can't provideIndependent evidence of your reputation supports trust and local prominence, and tends to earn links and mentions. Forum and Reddit discussions increasingly appear in Google's results, and AI tools often read them too. A well-known brand gets more people searching for its name directly, which makes clicks, links and reviews easier to earn. That's why branded searches aren't a vanity number: they're one of the best signs your marketing is working.
An agent example
A sales branch keeps its boards consistent across the area, sponsors the local youth football team, answers questions on the town's Facebook and Reddit groups under the manager's real name, and gets steady reviews. Within a year more people are typing its name straight into Google, and sellers put it on their shortlist before asking anyone else.
03Your turn
Check yours, then fix it
- 1In a private window, search "[agency]", "[agency] reviews" and "[agency] complaints".
- 2Write down everything on the first page.
- 1Search Reddit, Facebook groups and local forums for your town plus "estate agent" or "letting agent". Note which communities come up repeatedly.
- 2Search for your own name too. These conversations happen whether you're part of them or not.
- 1In Search Console, filter Performance to searches containing your agency's name. Track the clicks and impressions monthly.
- 2Compare your name with two competitors in Google Trends.
- 3Add "How did you hear about us?" to every enquiry form and call.
- Is your redress scheme, client money protection and Propertymark membership on your site, linking to the official verification page?
- 1Answer real questions in full, using your local knowledge. Most of the value is being visibly the local expert, not the click.
- 2Use your real name and say you're an agent. Communities respond far better to that than to a disguised sales pitch.
- 3Only include a link when it directly answers the question. Most communities remove anything that reads like an advert.
- 1Consistent branding on boards, listings, social profiles and your website.
- 2Local sponsorship, community events and press (lesson 7.1).
- 3Enter local business and property awards honestly, and show memberships with logos that link to the official page.
- Reviews are the biggest single part of your reputation, and have their own course.
04Keep it up
Forums and communities reward steady, genuine participation. A few times a week, and check your branded searches monthly.
