Publish one clear page per journey: the steps, a rough timeline and the fees.

01What it is

Joining a club is easier when someone tells you what to do first, what it costs, and what happens next.

Think of it like

A recipe lists the steps and the time, so you know what you're getting into before you turn the oven on.

02Why it matters

To the people searching

People like knowing the steps before they start. An agency that publishes its process and fees openly feels trustworthy; one that says "contact us for details" feels like it's hiding something.

Answers the questions people search before they choose

Process pages answer hundreds of specific searches ("how does referencing work", "holding deposit rules", "how long does it take to sell a house") and lead people naturally into your services. Letting agents in England are also required by law to publish their fees on their website (lesson 8.3).

An agent example

A lettings branch publishes "How renting with us works": viewings, applications, referencing, deposits and fees, with a link from every listing. Tenants know what to expect, the page ranks for "how to apply for a rental in [town]", and the phones get fewer "what happens next?" calls.

Check yours, then fix it

  1. Do you have a page for buying, renting, selling and letting, each with the steps and the fees?

  1. In Search Console, look for searches like "how long does it take to rent", "holding deposit" and "agent fees".

Your site should have a useful page at every step of all four.

  • Seller: "how much is my house worth?", then a valuation, then researching agents, then instructing one.
  • Buyer: "3 bed houses [town]", then property search, then a listing, then a viewing, then an offer.
  • Landlord: "how much rent can I charge?", then a rental valuation, then researching management, then instructing.
  • Tenant: "2 bed flats [town]", then listings, then a property page, then a viewing, then an application.
