GEO courseModule 7 of 10: What Others Say About YouLesson 7.2
Rightmove, Zoopla and OnTheMarket as AI Sources
The property portals are now inside the AI tools. Rightmove has an app in ChatGPT, Zoopla's listings are discoverable there too, and portal pages are cited in "best agent" answers. Your portal profile and listing quality have become AI-facing material, and your own website needs a job the portal can't do.
Why it matters
When a buyer types "@Rightmove 2 bed flats in [town]" in ChatGPT, your thin three-photo listing is what they see, and the click goes to Rightmove, not you.
The evidence
Evidence: Official guidance
Rightmove's and Zoopla's own announcements. What independents should do about it is our reasoning; no study measures portal citations for UK agents.
Do this first
Open your Rightmove, Zoopla and OnTheMarket agent profiles and check every detail against your fact sheet.
01What it is
A big shopping centre with a guide at the front door who points people to the biggest shops first. If your shop’s inside, make the window look good. If you also have a shop on the high street, make sure its sign is clear too.
Think of it like
A stall in a busy market. The market brings the crowd, but the stallholder still decides whether people walk away with a name and number, or with nothing.
02Why it matters
To the people searching
Buyers and tenants may now start in a chat that reads portal data. Sellers and landlords compare agents on portal profiles and reviews before they call anyone.
buyers
May search through a portal app inside ChatGPT, seeing your listing and profile first.
tenants
Same: the listing and the agent profile are the first impression.
sellers
Compare agents' portal profiles and see how well their homes are marketed.
landlords
Judge your marketing quality from your live rental listings.
To Google, Bing and AI
Evidence: Official guidanceRightmove launched an app in ChatGPT in February 2026: type "@Rightmove" and it shows a carousel of live Rightmove listings, then sends people to Rightmove for details and to contact the agent. Rightmove calls it an experiment. Zoopla announced an agreement with OpenAI in April 2026 and says its listings are now discoverable in ChatGPT. Separately, in the Whito UK snapshot, AI tools cited Rightmove pages for "best agent" questions. Portal apps return portal listings by design, so they don't send people to your own site: that's our inference, not a finding, but it's the obvious one.
An agent example
An independent agency has thin portal listings: three photos, a one-line description, no floorplan. A buyer asks the Rightmove app in ChatGPT for two-bed flats and sees the listing in the carousel with little to go on. The agency rewrites its listings with full descriptions, floorplans and accurate tenure, matches its portal profile to its fact sheet, and gives its own website a clear job: fees, valuations, local market data and proof of sales.
03Your turn
Check yours, then fix it
- 1Open your Rightmove, Zoopla and OnTheMarket agent profiles.
- 2Check name, address, phone, branch description, logo, hours and links against your fact sheet (lesson 4.1).
- 3Note every difference.
- 1Open five live listings on each portal.
- 2Count photos; check description length, floorplan, EPC, tenure and material information.
- 3Compare with the same listing on your own site. Do they match?
- 1In ChatGPT, if the Rightmove app is available to you, ask "@Rightmove 2 bed flats to rent in [town]".
- 2Do your listings appear? How do they read next to others?
Here is my agency profile text from a property portal. What would a seller or landlord not know about this agency from this profile? List five missing facts.
- 1Same name, address, phone, hours and description on all three portals.
- 2Link to your fees page from each profile (a legal requirement for lettings fees, lesson 6.5).
- 1Full description, enough photos, floorplan, EPC, tenure and material information (lesson 8.1).
- 2Update status the moment a property goes under offer, sale agreed or let agreed.
- 3Use AI to improve descriptions only from facts you supply (lesson 6.8).
- 1Ask your CRM supplier how listings reach each portal and your site, and how fast status changes travel.
- 2Correct the CRM first and let the feeds update, rather than editing one portal.
- 1Clear fees, a valuation route, local market data, area guides and proof of results (sold and let).
- 2That's what gives AI, and people, a reason to name and visit you rather than just the portal.
- 1Ask your portal account manager what AI features they offer agents and what they change for your enquiries.
- 2Don't pay for add-ons sold on promises of AI visibility.
Then: Re-check your profiles each quarter and your listings weekly. Portal AI features are changing fast, so re-test the apps every few months.
04Keep it up
Listings: weekly. Profiles: quarterly.
