Your Four Audiences and AI: Buyers, Tenants, Sellers and Landlords

Buyers, tenants, sellers and landlords all ask AI different questions, at different moments, and AI helps or misleads each of them in different ways.

01What it is

Four kinds of customer walk into the same library and ask the librarian four different questions. If your book only answers one of them, three walk out with someone else’s.

Typical prompts"How much is my house worth?" "Who's the best estate agent in [town]?" "What should I ask an agent before I sign?""How much rent can I charge for a 2 bed flat in [town]?" "Should I use a letting agent?" "Let-only or fully managed?""What can I afford on £X?" "Which areas of [town] are best for families?" "Show me 3 bed houses under £X""Where should I rent in [town] on £X a month?" "What fees can agents charge?" "How does renting work?"

Four stages, and where AI is used most

Every audience moves through awareness ("is now a good time to sell?"), research ("what does it cost?"), choosing an agent ("who should I use?") and action ("book a valuation"). AI is used most in research and choosing, which is exactly where sellers and landlords decide who to invite. Lesson 2.2 turns this into a prompt map.

What AI is bad at

  • It has no reliable live view of what's for sale or to let.
  • It doesn't know your streets the way you do.
  • It can state old rules, like section 21 notices, with total confidence.
  • Valuations: Zoopla's own help pages say its automated estimates aren't valuations and recommend getting several agent valuations.
  • General accuracy: when Which? tested six AI tools on 40 consumer questions (November 2025), scores ran from 55% (Meta AI) to 71% (Perplexity), with ChatGPT on 64%. Plausible, often useful, and worth checking.

The portals are already inside ChatGPT

  • Rightmove launched an app in ChatGPT in February 2026. Type "@Rightmove" and it shows live Rightmove listings, then sends people to Rightmove for the details and to contact the agent. Rightmove calls it an experiment.
  • Zoopla signed an agreement with OpenAI in April 2026 and says its listings are now discoverable in ChatGPT.
  • What that means for you: portal apps answer with portal listings. Your own website, reviews and facts have to give AI a reason to name and link to you, not just your stock (lesson 7.2).

That's lesson 1.3
